abstract This study examines the impact of vacancy on residential property sale prices and length of time on the market. Conventional wisdom has long suggested that vacant properties generally take longer to sell and sell for lower prices. Using residential property sales in Lexington, Kentucky, during 1999, this study employs linear and semilog transformation hedonic models to test these two hypotheses. This empirical analysis suggests that the conventional wisdom is correct: vacant houses are on the market longer and do sell for lower prices than similar houses that are occupied.
